PUBLIC AUCTION! The Loranda Group, Inc. is pleased to offer for sale the Keigher Farms, 439 acres located in Iroquois County, IL. This property will be offered in five tracts utilizing the “Single Tract” method of sale at the November 21st auction. The Sellers will retain all income from the 2024 crop year, but the lease rights are open for 2025.

Tract 1 is located 1.5 miles southwest of Gilman. The 155 acre parcel has 152 tillable acres and the predominant soil types on the farm are Milford silty clay loam, LaHogue Loam, and Martinton silt loam. The productivity index (P.I.) on the cropland acres is 126.5 and the average corn yield from 2019 to 2023 was 194 B/A.

Tract 2 is located approximately 1.5 miles northwest of Ashkum. The 69.6 acre parcel has an estimated 69.5 tillable acres and the predominant soil types on the farm are Milford silty clay loam, Bryce silty clay, and Martinton silt loam. The productivity index (P.I.) on the cropland acres is 126.1 and the average corn yield from 2019 to 2023 was 196 B/A.

Tract 3 is located approximately 1 mile northwest of Ashkum. The 71.3 acre parcel has an estimated 70.1 tillable acres and the predominant soil types on the farm are Bryce silty clay, Milford silty clay loam, and Martinton silt loam. The productivity index (P.I.) on the cropland acres is 116.9 and the average corn yield from 2019 to 2023 was 188 B/A.

Tracts 4 and 5 are located on the east side Gilman and have been farmed as one unit in the past. Tract 4 contains 62.62 acres, of which approximately 61.8 acres are considered tillable while Tract 5 consists of 80.66 acres, of which approximately 80.1 acres are considered tillable. The predominant soil types on the two tracts are Bryce silty clay, Milford silty clay loam, and Jasper loam. The productivity index (P.I.) on the cropland acres is 121.5 and the average corn yield from 2019 to 2023 was 202 B/A.

At the 10:00 AM auction, all bidding will be in dollars per acre. Bidding will not be conditional on financing and possession of the land will be given at closing, subject to any remaining rights of the 2024 tenants.
