PUBLIC AUCTION! The Loranda Group, Inc. is pleased to offer for sale the Lipshutz Partnership Farm, 373 acres located 4 miles SW of Milford, or 12 miles S of Watseka in Iroquois County, IL.
This property will be offered in five tracts at the November 9th auction. Tracts 1 - 4 are predominately tillable fields, while Tract 5 consists of 66 +/- acres that are ideal for recreation or hunting. According to the local Farm Service Agency, this property contains 309.9 +/- tillable acres with the balance comprised of timber, creek, roads, and side ditches. The predominant soil types are Bryce silty clay and Swygert silty clay loam while the P.I. is 115. The topography ranges from nearly level to gently sloping and the real estate taxes paid in 2020 were $8,456.20.
The 2:00 PM auction will be held at the Town and Country Event center, using the "Bidder's Choice with Privilege" method of sale . Bidding will not be conditional on financing and possession of the land will be given at closing. Finally, there is no lease in place for the 2022 crop year.
