Description:

The Loranda Group, Inc. is pleased to offer for sale 1,037.23 +/- gross acres located 12 miles south of Creston, or 8 miles west of Shannon City, in Sections 3, 4, 10, and 11 of Lincoln Township, Ringgold County, Iowa.

According to the local Farm Service Agency, the property has 859.7 cropland acres with a corn base of 435 acres and a PLC yield of 88 bushels per acre, and a soybean base of 405 acres with a PLC yield of 30 bushels per acre. The CSR2 index is 59.2 on the tillable acreage and the topography ranges from nearly level to sloping.

The 2022 real estate taxes payable in 2023/2024 are $19,568.00. The acreage is improved with two grain bins and has had a considerable amount of dirt and tiling work completed in the past several years to combine fields and make it more efficient to farm.

The asking price for the property is $7,000,000.00 or approximately $6,750.00 per acre. The farm lease will expire at the end of the 2023 crop year and the Buyer is to reimburse the existing tenant for any costs (inputs and application) attributable to the 2024 crop.
