SEALED BID SALE – BID DEADLINE: NOVEMBER 19, 2025! The Loranda Group, Inc. is pleased to offer for sale the Woodard Trust Farm, approximately 204 acres located in Champaign County, IL. This property is being offered in two tracts and is unimproved. The farm is located 0.75 miles N of St. Joseph, or 6 miles E of Urbana and has no lease for the 2026 crop year. This parcel has 203.81 cropland acres (which includes 2.3 acres in CRP) and the predominant soils on the tillable acres are Flanagan silt loam and Drummer silty clay loam (P.I. – 140.9).
UPDATE 1: A survey was recently completed and the new acreages are as follows: Tract 1 – 171.48 and Tract 2 – 36.73.
UPDATE 2: Ameren Electric has an easement along the N/S transmission lines on Tract 1 and will be replacing poles in the near future (see Ameren Easement under Additional Information below). Because of this project, a temporary easement along the north border of Tract 2 will be granted during the construction phase to allow farm equipment to access the Tract 1 area east of the transmission lines. Once the project is completed the easement will be terminated.
