The Science of Auction Marketing
The Loranda Group has a well-developed auction marketing strategy that attracts serious buyers and obtains the highest price for your ag land sale (often higher than that of a brokered or private sale).
We have successfully auctioned hundreds of thousands of acres of properties throughout Indiana, Illinois, Iowa, Missouri and Wisconsin. Our licensed auctioneers specialize in farmland and understand the complexities of selling it, while our skilled auction team and proprietary computer programs allow us to market properties of any size and complexity.
Our Auction Marketing Process Enhances Your Return
We first determine whether an auction sale will help you achieve your land sales goals. Loranda's in-depth analysis of the farmland's potential forms the basis for our comprehensive marketing plan, which we tailor to your property's individual characteristics and market potential, and your needs as a seller. (See our Land Sales Process for more detail.)
The Loranda Group aggressively promotes the auction of your property to targeted markets, locally, regionally and nationwide, to attract qualified prospective buyers. The marketing effort creates an urgency to buy that maximizes your net return at auction.

Know the Advantages of an Auction Sale
Is an auction sale right for your property? The answer comes from a careful analysis of the land and your goals for selling, as well as local and national market needs, and The Loranda Group can advise you wisely.
- A well-conducted farmland auction may bring a higher price than a brokered or private sale.
- All terms and conditions are established in advance, so only price is subject to negotiation, saving the seller time, attorney fees and frustration.
- The sale date is set, eliminating timing delays in a typical sales negotiation process.
- In every auction, price is constantly negotiated upward.
- Once a contract is signed, the actual sale typically takes place within 30 days, with the owner receiving proceeds within 45 to 60 days. Other types of land sales transactions take more than 180 days for payment to be received.
- Sale price is maximized in a true multi-parcel auction sale. Bidders can bid on any tract or combination of tracts, and all bids on the tracts, combinations and the whole compete throughout the auction.
